Thanks to the rise of remote work, the country is steadily becoming one of the most sought-after destinations worldwide for digital nomads — and the numbers back it up, with Greece now ranking among the top destinations in international remote-work rankings. Near-year-round sunshine, a lower cost of living than Western Europe, fast internet in the major urban centers, and a growing number of co-working spaces create the right conditions for anyone who wants to work without sacrificing quality of life.

Where to base yourself

1. Athens: The metropolitan hub

The capital offers the most complete experience: a dense network of co-working spaces, a vibrant social and cultural scene, and direct access to an international airport. Neighborhoods like Koukaki, Pangrati, and Exarcheia have large nomad and freelancer communities, with plenty of cafés that double as informal offices.

2. Thessaloniki: The value-for-money pick

A more relaxed pace, lower rent than Athens, excellent food, and a strongly youthful, student-driven energy that fuels creativity and networking.

3. Crete (Chania & Heraklion): The life-balance choice

Infrastructure now runs year-round, not just in summer, with reliable internet and a growing nomad community that stays through the winter too. An ideal pick for anyone who wants to close their laptop watching the sunset over the sea.

4. Islands with a winter community: Syros, Paros, Tinos

A newer trend is smaller islands that have started developing a winter “nomad community,” with local co-working spaces and a steady population of foreign professionals who stay beyond the summer.

Digital Nomad Visa: What’s Currently in Place

If you’re a non-EU/EEA citizen, Greece offers a dedicated visa (Law 4825/2021) that allows legal residence while working remotely for an employer or clients based outside Greece. Key points:

  • Minimum income: roughly €3,500/month net, plus a 20% increase if bringing a spouse/partner and 15% per child.
  • Duration: the initial type-D visa is valid for 12 months, with the option to convert it into a renewable 2-year residence permit.
  • Tax incentive: those who stay more than 183 days and become Greek tax residents can benefit from a reduced tax rate of up to 50% for a number of years.
  • Important 2026 change: as of February 2026, the residence permit application can no longer be filed from within Greece — it must now be submitted through a Greek consulate in your home country before you travel.

Requirements can change, so it’s worth confirming the current rules with your nearest Greek consulate before planning your move.

Practical tips

Internet: In the major urban centers, 5G and fiber speeds are now very solid. On smaller islands or in villages, ask your landlord for a recent speed-test screenshot before committing to a long-term stay — speeds can vary significantly even within the same island.

Cost of living: Still clearly lower than Western Europe, especially outside Athens. Rent, eating out, and transport remain among the cheapest compared to other European capitals, though rental prices have risen in recent years, particularly in the major hubs and popular islands.

Networking: Don’t isolate yourself. Facebook groups like “Digital Nomads Greece” and local meetups in Athens and Thessaloniki are a good starting point to meet other nomads and learn firsthand what actually works.

Seasonality: Peak tourist season (June–September) means higher accommodation prices and bigger crowds, especially on the islands. Many experienced nomads prefer spring or fall for a better balance of price, quiet, and good weather.

Working from Greece isn’t just a vacation idea anymore — it’s a realistic lifestyle choice, backed by a clear legal framework through the digital nomad visa and infrastructure that keeps improving.
